Frequently asked questions
What is MahaRERA registration and who needs it?
Any residential or commercial project in Maharashtra with plot area over 500 sq.m. or more than 8 apartments must be registered with MahaRERA before the developer can advertise, market, book or sell. Registration is done per project, not per company.
What is a QPR and what happens if I miss it?
Every ongoing registered project must file a Quarterly Progress Report (Forms 1, 2 and 3) on construction, finances and bookings. Missing it can get the project flagged non-compliant, its registration suspended, and sales or advertising put on hold until it is filed.
What is the difference between an Extension and a Correction?
An Extension asks for more time when construction will run past the completion date on your certificate. A Correction amends details already filed (timelines, plans, promoter or unit details) without extending the completion date.
How long do registration, extension and correction take?
We submit within 5–10 working days of receiving complete documents. MahaRERA usually issues a new registration in 30–45 days, and processes extensions and corrections in 30–60 days, depending on scrutiny queries.
What if I sell or advertise without registration?
It is a punishable offence: a fine of up to 10% of the project cost and, for continued non-compliance, imprisonment of the promoter for up to three years plus further fines.
What triggers a scrutiny query and how is it resolved?
Queries are raised for incomplete documents, plan discrepancies or missing approvals. They are resolved by submitting clarifications and corrected documents within the response window, usually 7–15 days. We review, reply and track the file until it is cleared.
